01 The problem

Most non-compliance is not a failed inspection. It is a schedule nobody has reconciled since the occupancy permit was issued.

Measures get added during a fit-out and never make the schedule. Contractors service what they can find rather than what the permit requires. The annual statement gets signed against a list that stopped describing the building years ago. None of it shows up until an audit, an incident, or a due diligence process pulls the thread.

The work that fixes this is unglamorous and specific: establish what the building is actually required to maintain, inspect against each measure, report in a form that stands up, and close the defects in priority order. That is the whole job, and it is the whole of what we do.

03 How an engagement runs

Four stages, in order. The first one is where most of the surprises are.

STAGE 01

Baseline

Occupancy permit, existing schedule and service records against the building as built. You get a written position on what is actually required before anyone inspects anything.

STAGE 02

Survey

Onsite inspection against every listed measure, captured digitally in the field. Interface testing where systems depend on one another.

STAGE 03

Report

Annual statement documentation, plus a defect register ranked by risk rather than by trade. Written to be read by a board, not only by a technician.

STAGE 04

Programme

Remediation scoped, costed and sequenced, then tracked to close. Next year's schedule starts from a position that is already true.
